DC Casebook: Housing: New Build - Replacement allowed as improved design

The demolition and replacement of a house in a north London conservation area has been approved after an inspector accepted that the existing property harms the character of the area.

The property had been identified as being locally important. The council accepted that unsympathetic alterations and extensions over the years meant that it no longer merited retention on its list of locally important buildings. Despite this concession, it claimed that the proposed replacement would not relate well to an adjoining property whose setting would be undermined.

The inspector agreed that the existing property harmed the conservation area. In his opinion, the proposed replacement would be of a similar size and design to other houses in the area and would blend well into its setting. Although its front elevation would project beyond that of the adjoining property, he considered that this would not be easily discernible from the road.
