DC Casebook: Householder development - Conservatory extension judged excessive

The retention of a 20m2 conservatory at a leisure park manager's home in East Yorkshire has been ruled unacceptable on the grounds that it would be an excessively large addition to the property.

The substantial bungalow and conservatory had been built at a water sports, leisure and caravan park. The appellant pointed out that the conservatory only amounted to four per cent of the permitted total floor area of 471m2. But the inspector considered that the property was large enough to meet the needs of the leisure park and saw no functional need to retain the conservatory.
