The site, east of junction 13 of the M1, was earmarked for a residential and employment extension to the village in the 2005 local plan review. The practice prepared a development brief - adopted in November 2005 - and has guided the scheme.
Outline consent was granted after the completion of a section 106 agreement to provide 28 per cent affordable housing, community facilities, a primary school and links with the Forest Centre at the Millennium Country Park. The developer will also make contributions to health care, public art and transport improvements.
The site is one of six in the south-west of Bedford strategic corridor allocated to meet Mid Bedfordshire's requirement to deliver 4,400 homes by 2026. The district is also committed to creating 9,000 jobs by 2021.
