Student housing approved in conservation area

Redevelopment of a city centre pub in Lincolnshire with 47 student bedrooms was allowed in outline by an inspector.

On the main issue of whether the scheme would preserve the character and appearance of the conservation area within which it lay, the inspector concluded the three storey building would transition from lower built form, and the contemporary design with elements and materials reflecting local distinctiveness indicated on the plans would appear in keeping. He was satisfied that at reserved matters stage a building assimilating with the prevailing character and appearance of the area could be achieved. He was also satisfied that the proposed development could be accommodated on the appeal site within a mainly commercial street without unduly affecting the living conditions of the nearest occupiers.
