The scheme, involving a large flat piece of agricultural land, included the development of up to 300 dwellings, a community building and a small retail store together with open space and ancillary works. A major improvement to an existing roundabout was planned and it was agreed between the parties that this would improve the position over the current situation. It accorded with all aspects of the development plan and consequently the NPPF advised that permission should be granted without delay.
