Major mixed-use scheme for Aylesbury incorporating new link road given green light by councillors

Plans for a major mixed-use development in Aylesbury, featuring employment uses and a key part of a new ring road for the town, have been approved.

Aylesbury Vale District Council’s strategic development management committee granted outline planning permission for the Aylesbury Woodlands development last week.

The scheme, submitted by Buckinghamshire Advantage - part of the Buckinghamshire Thames Valley Local Enterprise Partnership (BTVLEP) - proposes over 100,000 square metres of employment uses on the greenfield site alongside up to 1,100 new homes.

It also proposes the delivery of a strategic link road connecting with the Eastern Link Road for the town as well as 60 residential extra care units and a mixed-use local centre, hotel and leisure facilities.

According to a planning report, Aston Clinton Parish Council had objected to the application on the grounds that the increase in traffic from the development would cause "severe congestion not only into Aylesbury but also throughout the surrounding villages of which Aston Clinton is closest".

But the report on the application said the delivery of the link road would comprise "a significant piece of new strategic transport infrastructure designed to link in with the planned strategic link roads to the north and south of the site, which form part of a new comprehensive outer ring road around Aylesbury".

The proposed development, it said, "provides a unique opportunity to make a vital contribution to the highway network that would have wider ranging benefits for the town."

The report added that the scheme would provide "major economic benefits" in terms of the jobs created from the employment uses, and that the later phases would deliver a "significant level of new homes" and make "a valuable contribution to the medium to long term housing land supply in the district."

Richard Harrington, managing director of Buckinghamshire Advantage, welcomed the decision.

"We are delighted with the outcome of our outline planning application for Aylesbury Woodlands, which now gives us the opportunity to progress with this important development to help plug gaps in infrastructure provision, to grow jobs, build a sustainable community and enhance access to open space and new community facilities," he said.
