Plans submitted for 2,000-home Northumberland garden village

Plans have been submitted for a 2,000-home garden village on a 210-hectare site in Northumberland which is proposed to be de-allocated as green belt.

The outline planning application by developer Lugano Property Group for Dissington Garden Village in Ponteland, north of Newcastle, has been submitted to Northumberland County Council.

The plans propose a new mixed-use community with housing supported by education, leisure, medical, retail and employment facilities.

There would also be 130 hectares of public open space and landscaping, with sports pitches, parkland, allotments and walking and cycle routes.

The plans also include a relief road, bypassing the centre of Ponteland.


Northumberland County Council is supporting the garden village scheme in principle, subject to planning approval, and intends to remove the site from the green belt in its emerging core strategy – the long term strategic planning blueprint for the county.

A statement from Lugano Property Group said it had brought together a project team to deliver the scheme, including Lord Matthew Taylor, who authored a report on the potential of garden villages for think tank Policy Exchange last year.

The masterplanning is being carried out by architects Farrells, and community engagement and detailed design is being led by the Prince’s Foundation for Building Community.

Richard Robson, chairman of Lugano Property Group said that he hoped work could start on site in 2018.

He said: "Dissington Garden Village is a unique opportunity for the region. We want to create an exceptional new community with a high quality design that people will value.

"Our sole ownership of the estate, coupled with its highly desirable location, gives us the ability to do just that while providing infrastructure improvements, giving much more back to the local area than typical development projects."
