Supplement editor Adam Branson introduces this year's exclusive survey by Planning magazine

This is the fifth year in which this listing of the 100 biggest regeneration projects in the UK has been produced, first in Regeneration & Renewal and now in Planning.

Again this year we have introduced new elements, for instance highlighting how much of planned development has been completed.

Launched in 2007 at the height of the boom, the listing has charted projects' progress through the credit crunch, the recession and now the retrenchment in public spending.

But despite the difficulties of the past three years and the challenging times ahead, it is clear that many projects are continuing to make significant progress.
