The conversion of a Cambridgeshire village's former pub into a house has been rejected because it would cause an unacceptable reduction in the level of community services.
The inspector found that until recently the pub had played an important role in helping the village function as a cohesive community. He accepted that a wide range of activities was accommodated at the village hall and others were organised around the parish church and recreation ground. However, it seemed to him that this would not make up for the loss of the pub as a venue for casual socialising.
The inspector observed that the nearest other pubs were all some distance away. He reasoned that reliance on these would be likely to further weaken village cohesion and do little to promote a sustainable and inclusive rural community as envisaged in PPS7.
He considered that appraisals for the council showed that a modest living could be made from the business. He opined that this might not satisfy a large firm but it might be acceptable to a private buyer, particularly one attracted by the lifestyle as much as by profit.
